Estate sales and auctions in Thompson's Station, Tennessee
For an estate sale or land auction in Thompson's Station, Tennessee, Common Hour Auction Co. serves this Williamson County town between Franklin and Spring Hill. We handle household contents, houses, farm tracts and land, mostly online. On land, the first question here is sewer, and we will talk that through before you decide.
A rail stop that became a town in 1990
This place was called White House in the 1830s and Littlebury in 1836. It took its present name in 1856, after Dr. Elijah Thompson donated the land for the village. The first trains rolled in during August 1855, and farmers drove hogs, sheep and cattle here to load for market. Phosphate rich dirt left by rail through the 1940s.
The town itself came late. It incorporated on August 15, 1990, and Town Hall sits in a depot built in 1996. So the farms here are far older than the town limits, and a parcel may sit inside those limits or in unincorporated Williamson County.
On land, ask about sewer first
The town runs two wastewater systems, Heritage and Regional. Its website says both are at capacity until upgrades to the Regional plant are done. Inside the sewer network area, new development is expected to connect. Outside it, a plan on septic needs a review letter and a septic permit.
That does not stop a sale, but it does change what a tract can carry. Before land goes to auction, ask the town's Community Development department what a parcel can get today. Ask whether it sits inside town limits too, since the town's form-based zoning code stops there. Bidders verify all of this on their own, so have the answers ready.
Old brick and battle ground
Homestead Manor, a three-story brick house the town dates to 1819, stood at the center of the Battle of Thompson's Station on March 5, 1863. It is on the National Register, and a conservation easement covers about 47 acres around it. Preservation Park, north of Town Hall, opened in 2015. Those acres are protected. An older farm along Columbia Pike or Murfree's Fork is a different kind of sale, and its barns can hold as much as its house. Send photos before anything leaves.

Questions from Thompson's Station.
Is it Thompson's Station or Thompsons Station?
Both show up. The town spells it Thompson's Station, and many mailing addresses and listings drop the apostrophe. Either way, confirm the parcel in Williamson County records, because an address alone does not prove a property sits inside town limits.
Who collects property tax in Thompson's Station?
The town does not collect property tax directly. Owners pay the Williamson County Trustee's office. For the assessed value of a parcel, ask the county's Property Assessor.
Can sewer capacity be reserved before land in Thompson's Station is sold?
Inside the Regional service area, the town takes requests for a wastewater capacity reservation through its Community Development department. Availability changes, so ask the town directly before you count on it.
