About Common Hour Auction Co. and auctioneer Jennifer Davis
Common Hour Auction Co. is a Tennessee auction firm led by Principal Auctioneer Jennifer Davis, handling real estate and personal property auctions in Middle Tennessee and beyond. The firm runs sales online and in person, works with executors, Realtors and owners, and declines listings that are not a fit.
The firm
"A Tennessee auction firm" is how Common Hour Auction Co. describes itself. Jennifer Davis is the Principal Auctioneer.
Common Hour handles real estate and personal property auctions across Tennessee, from Middle Tennessee outward. On the real estate side that means land, condos, houses, farms, lots and any kind of real property in the state. On the personal property side it means collectibles, unique items and vintage pieces.
Sales run online and in person, and most are online now. Online auctions reach buyers nationwide. To talk with Jennifer, call 971-400-6420. Common Hour works by appointment.
The method
"Done well, an auction is the most honest kind of transaction available." That line sits at the center of how Common Hour works.
An auction is a public negotiation between more than one buyer. There are no curated comparables. Buyers say in real time and real dollars what a thing is worth to them, so at auction "the market sets the price rather than the firm pretending to know it."
How a Common Hour sale is run
- Each auction is catalogued, timed and marketed nationally.
- Sales are conducted online, live or both.
- Bidders are pre-qualified.
- Earnest money is held in escrow.
- Buyer's premiums and seller's commissions are disclosed in writing.
Commissions and fees are not set by law and are fully negotiable.
Who Common Hour works with
Common Hour works with four kinds of people. Realtors get paid: the firm pays a buyer's agent commission and a seller's agent commission, and every bit of it is negotiable and disclosed.
- Executors and estates
- Realtors at the moment of the listing decision
- Sellers in divorce or relocation
- Owners of unique properties for which auction is the right method from the start
Commissions and fees are not set by law and are fully negotiable.
When auction fits
Auction is a good method when at least one of these is true.
- The asset is unique.
- Multiple competing buyers are likely.
- Speed matters.
- The situation calls for transparency: an estate, a divorce, a court-ordered sale, or a property the traditional market is unlikely to price correctly.
When Common Hour says no
Auction is the wrong method when there are very few qualified buyers, when the asset is generic enough that comparable sales already set the price, or when the seller has a patient and quiet timeline.
Common Hour declines listings that are not a fit. The firm says so before accepting and refers the owner elsewhere.
Auction works best chosen at the listing decision, not as a rescue. A property that has sat on the market for months is usually past the moment. Jennifer will still talk, and will be straight about it.
