The Public Square and East Main Street

Murfreesboro began as Cannonsburgh and became the Rutherford County seat in 1811. It served as Tennessee's capital from 1818 to 1826. The courthouse on the Public Square, built from 1857 to 1859, is one of six antebellum courthouses left in the state. East Main Street runs out from the square, and its historic district joined the National Register in 1985. Oaklands, a house begun in the 1810s, is now a museum.

A house on East Main can sit under two layers. The National Register listing is one. The city's local H-1 overlay is the other, and that is the one that brings review of exterior work. Know which applies before the house goes to market, because bidders take it as is.

Limestone, cedar glades and the Stones River

Rutherford County holds the geographic center of Tennessee, and limestone sits close to the surface here. At Stones River National Battlefield, more than 600 acres northwest of downtown, cedar glades show thin soil over bare rock. The river, a major tributary of the Cumberland, once powered mills across the county.

For a land sale, that rock matters. Soil depth can change across a single tract, and it bears on septic, wells, pasture and building sites. Pull the soil and well records before going to market. Livestock and grain have long been the county's chief farm products, so a farm sale here can include tractors, implements and barn contents along with the land.

Where the city meets the farm land

Rapid growth since the 1990s has pushed Murfreesboro out into farm country. A tract at the edge of a growing city can draw more than one bidder, and that is when auction fits. A house from the last twenty years, with plenty of comparable sales around it, usually does not need one. It may need a cleanout crew and bulk buyers instead. We sort that out on the first visit.

Questions from Murfreesboro.

Who hears probate cases in Rutherford County?

By private act, the county's General Sessions Judges serve as probate judge, and estate papers are filed with the Rutherford County Clerk. That differs from Williamson County, where probate runs through Chancery Court. Your estate attorney handles the filings, and the clerks cannot give legal advice.

Who do I ask about property tax on a Murfreesboro house?

The Rutherford County Property Assessor handles assessments. The city's Finance and Tax department collects City of Murfreesboro tax, and the Rutherford County Trustee collects county tax, so a house inside the city has both to track. Your CPA can explain what that means for an estate.

Will a house in the East Main historic district need city approval for work?

It can. In the local H-1 overlay, exterior alterations, additions, demolition, relocation and new structures such as garages and fences need a certificate of appropriateness before a building permit. Murfreesboro's planning department can tell you whether a parcel sits inside the overlay.
