Estate sales and auctions in Spring Hill, Tennessee
Spring Hill, Tennessee sits in two counties, so an estate sale or auction here starts with which side of the line the property is on. Common Hour Auction Co. serves both the Maury County and Williamson County sides of the city. We handle estate sales, cleanouts and real estate auctions, and we come take a look before you decide.
Two counties, one city
Spring Hill lies in both Maury and Williamson counties. The county line decides which Trustee, Assessor and Clerk and Master an estate deals with. Check the parcel record, not the mailing address.
The city adds its own layer. Spring Hill collects its own property tax, apart from both counties. That differs from Franklin and Thompson's Station, where the Williamson County Trustee collects the city or town tax too. An executor or seller here should expect a city bill and a county bill.
Pasture first, then the plant
Spring Hill's first settlers came around 1808, and after the Civil War it was known nationally for breeding livestock and for rich pasture. That changed in the 1980s. General Motors announced its Saturn plant in 1985, production began in 1990, and the city grew fast around it. Much of what stands off Main Street and near Interstate 65 went up after that.
That shapes an estate sale. A house built in 2005 may hold little that is rare, and anything you could order new today rarely belongs at auction. A cleanout may fit better than a catalog, and we will tell you that up front. The older farmhouses and barns that remain are another matter.
Protected ground along Main Street
Some of the oldest land here will not come to market. Rippa Villa, built in the 1850s, belongs to the City of Spring Hill, which accepted the house and 98.4 acres in 2017, with a conservation easement on the land. It sits next to an 84-acre piece of the Spring Hill battlefield, where the armies met on November 29, 1864. Oaklawn, built in 1835 south of town, is on the National Register.
If a tract near these sites comes to sale, read the title work for easements and recorded limits first. For an open tract in a fast growing city, competing bids can make auction a fit. It is the wrong method for a generic house with plenty of comparable sales.

Questions from Spring Hill.
How do I tell which county a Spring Hill property is in?
Look up the parcel in county property records rather than trusting the mailing address. Spring Hill has land on both sides of the Maury and Williamson county line, and that line decides which Trustee and Assessor you deal with.
Where does a Spring Hill estate go for probate?
It depends on the county. Probate runs through Chancery Court and the Clerk and Master in both: Williamson County in Franklin, and Maury County in Columbia. Ask your estate attorney before contents or property are sold.
Who collects property tax in Spring Hill?
The City of Spring Hill collects city property tax itself. County tax goes to the Maury County Trustee or the Williamson County Trustee, depending on the parcel. Your CPA can explain what that means for an estate.
