A mule market town on the Duck River

Columbia was laid out in 1808 as the seat of Maury County, along the Duck River at the southern edge of the Nashville Basin. The Duck is the longest river entirely within Tennessee. Trade here grew around livestock, and a mule market from the 1840s became Mule Day, still held each April.

Mule Day brings big crowds, so plan any in-person preview or pickup around it. The river needs the same respect. The National Weather Service keeps a flood gauge at Columbia, and low ground along the Duck has flooded. Check the flood map for any riverside tract before it goes to market.

The square and West Seventh Street

The Maury County Courthouse anchors the Columbia Commercial Historic District, on the National Register since 1984. The Columbia West End Historic District followed in 1986, along West Seventh Street, with about 85 mostly residential buildings. The James K. Polk Home, built in 1816 and also on West Seventh, is a National Historic Landmark.

Houses of that age can hold handmade furniture, pottery with a maker's mark and art with a name attached. Send a few photos before anyone clears a room. We will tell you what belongs in a catalog, what belongs with another auction house, and what can go to bulk buyers or a cleanout crew.

Phosphate under the pasture

Maury County's rich soil sits on a layer of phosphate rock. Phosphate turned up near Columbia in 1886, mining ran in the county for about a century, and phosphorus plants at Columbia ran for decades before the last ones closed around 1991. Cattle and grain have long been staples here.

That history can touch a land sale. A tract with a mining past may carry old leases, mineral rights questions or reshaped ground, so have your attorney and title company check the record. A working cattle farm is another kind of sale, where land, tractors, trailers and equipment can all run on one plan.

Questions from Columbia.

Which office handles probate for a Columbia estate?

Probate in Maury County runs through Chancery Court and the Clerk and Master's office in Columbia. Your estate attorney can confirm what the court needs before contents or land are sold. The clerks can explain procedure but cannot give legal advice.

Who handles property tax questions for a Columbia property?

The Maury County Assessor of Property sets values, and the Maury County Trustee collects county tax. Property inside the city also carries a City of Columbia rate, so ask the city about that part. Your CPA can explain what it means for an estate.

Does land along the Duck River flood?

Some of it does. Check the FEMA flood map for the parcel and ask city or county planning what applies. Bidders take a tract with all faults, so have that answer before it goes to auction.
