More on Leiper's Fork

A village, not a town

Leiper's Fork is an unincorporated village in Williamson County, named for the creek that runs through it. Travelers on the old Natchez Trace called the settlement Bentontown. It was later known as Hillsboro, and the post office that opened in 1818 took the creek's name instead.

The Leipers Fork Historic District joined the National Register in 1998 at about 18 acres of the village, with Queen Anne and Craftsman buildings. Williamson County adopted Leiper's Fork Village District Standards in 2012, and they sit inside the county zoning ordinance. There is no town hall to call. County planning is the place to start.

Land along the Natchez Trace Parkway

The Parkway shapes what a tract here can be. The U.S. Government holds scenic easements on various properties along the route. Where one applies, the National Park Service says structures are limited to farm or residential use, new buildings and major alterations need Parkway approval, and mature trees generally stay. A sign advertising the sale is limited to 18 by 24 inches, so read the easement before a sign goes up.

Private conservation runs deep here too. The Land Trust for Tennessee's first easement, in 1999, protected pasture along the Parkway at Leiper's Fork, and the group reports more than 2,500 acres protected in the area. An easement stays with the land, so a tract under one sells with its terms.

Horse property and homesteads

A horse farm auction in Leiper's Fork has more parts than a house sale: barns, fencing, pasture, tack, trailers and tractors. Some sell with the land and some sell as personal property, so sort them early.

Commercial vehicles are barred from the Parkway, so movers and equipment haulers need county road routes. If a tract is one of a kind, online bidding can reach buyers nationwide. If very few qualified buyers exist, auction is the wrong method, and we will say so before taking it on.

No. It is an unincorporated village in Williamson County, and many properties here carry a Franklin mailing address. Zoning runs through the county, and property tax goes to the Williamson County Trustee.

How do I find out if my land has a Natchez Trace scenic easement?
