More on College Grove

A farm village on Horton Highway

College Grove started as a cluster of farms called Poplar Grove and took its present name in 1861. The main road began as a toll road in 1840 and is now Horton Highway. A rail line came through around 1914. The Bank of College Grove, chartered in 1911, is on the National Register along with several old houses in the area.

Farm land still holds the acreage. When Williamson County studied the village for its special area plan, it counted about 157 parcels on 804 acres. Only nine were farms, and those nine held about 40 percent of the land. With no city government here, planning and zoning run through the county.

What the land can and cannot carry

The Harpeth River rises just east of here in Rutherford County, and Overall Creek, one of its tributaries, runs through the village. The county's plan found that many properties east of Horton Highway sit in the 100-year floodplain, and much of the land there is woods or steep slope. The Haley-Jacqueth Wildlife Management Area, a 230-acre farm given to the state, borders the river.

The same plan found no sewer service in the village, and septic limited on many tracts by poor soils. Conditions can change, so check with county planning before you go to market. Land sells as is at auction, so gather soil, septic and floodplain records early. Bidders will want to verify what a tract can carry.

A farm sale is often three sales

A College Grove farm can mean land, equipment and a full house. Common Hour sells real estate and personal property, so tractors, implements, tools and household goods can run on the same plan as the acreage. Farms, homesteads and rural land are the focus of Jennifer Davis, our principal auctioneer. Ask before you haul anything off, since old signs and tools in a barn can belong in a catalog.

Questions from College Grove.

Does College Grove have its own city hall or city property tax?

No. College Grove is unincorporated, so planning and zoning run through Williamson County. Property tax goes to the Williamson County Trustee, and the county's Property Assessor handles value questions.

What is greenbelt, and does it matter when a farm sells?

Greenbelt is Tennessee's program that taxes qualifying farm, forest and open land on its current use. Agricultural tracts generally need at least 15 acres. A change in use can trigger rollback taxes, so ask the Williamson County Property Assessor how a tract is classified, and ask your CPA what it means for you.

Can College Grove land sell at auction without sewer?

Yes. The county's plan described septic as the only wastewater option in the village, so a tract without sewer is not unusual here. Land sells as is, where is, and bidders check soils, septic and floodplain on their own before they bid.
